Minnesota homeowners have a complicated relationship with their garages. You park your car there in January because you have to, store everything that doesn't fit in the house, and spend the rest of the year stepping around bikes and boxes to get to the workbench. For most households, the garage is the single most underused square footage in the home.
That's starting to change. Over the past few years we've done more garage work — finishing, storage buildouts, workshop conversions, and full epoxy floor treatments — than ever before. The pandemic accelerated it, but the trend has held. People are realizing that a finished, organized garage is genuinely useful in a way that raw concrete walls and bare bulbs never are.
Here's what's worth doing, and how to think about each project.
Insulation and Drywall: The Foundation
If you want to use your garage for anything beyond parking — workshop, home gym, hobby space, storage you actually access in January — insulation is the starting point. An uninsulated garage in Minnesota is unusable for about four months of the year and uncomfortable for another two.
The walls and ceiling are typically framed and ready for insulation if the garage was built in the last 30–40 years. Batt insulation in the walls and blown-in or batt insulation in the ceiling makes an enormous difference in how the space feels and how much it costs to heat with a space heater or dedicated unit heater.
Drywall finish after insulation is optional — you can leave fiberglass exposed if it's just storage — but drywalling the walls and ceiling makes the space dramatically more pleasant, easier to clean, and better looking. It also makes the garage feel like a room instead of a utility space.
A common mistake is skipping the vapor barrier on the ceiling. If your garage has living space or an unfinished attic above it, this matters. Get it right once.
Flooring: Concrete Doesn't Have to Stay Bare
Bare concrete is cold, porous, and stains easily. It also makes everything stored on it feel like it's in a warehouse. The good news is that garage floor upgrades have gotten much better and more accessible in recent years.
Epoxy coating is the most popular choice and for good reason. A properly applied two-part epoxy system — not the one-day roll-on kits from the home center — bonds directly to the concrete, resists oil, salt, and abrasion, and cleans up with a mop. The flake system (decorative chips broadcast into the wet epoxy) also hides imperfections and adds texture for grip. In our climate, surface prep is critical: the concrete needs to be ground or acid-etched to profile for the coating to bond. Coatings that fail are almost always a result of inadequate prep.
Polyaspartic coatings are the higher-end option — more UV-stable than epoxy (won't yellow in sunlight), harder, and faster-curing. They cost more but last longer and look better long-term.
Interlocking floor tiles (polypropylene or rubber) are a good option if you want something DIY-friendly or temporary, or if your concrete has significant moisture issues that make a bonded coating risky.
Storage: Built-In vs. Modular
Garage storage is where we see the most wasted opportunity. The walls above the car doors, the space over the garage doors, the corners — there's usually 150–200 linear feet of usable wall and ceiling space in a standard two-car garage that goes completely unused.
Wall-mounted cabinetry — whether custom-built or a quality modular system — gets everything off the floor, creates a clean look, and makes the space genuinely functional. We typically build or install upper and lower cabinet runs along one or two walls, then add open shelving or pegboard systems for tools and frequently accessed items.
Overhead ceiling storage is one of the most efficient uses of garage space. If you have 9-foot ceilings (standard in most modern homes), there's often 3–4 feet of clearance above your vehicles that's completely unused. Ceiling-mounted storage platforms or pulley systems for bikes, kayaks, and seasonal items free up floor space significantly.
Slat wall systems (aluminum or PVC panels with hook-compatible channels) give you flexible, rearrangeable tool storage that works well above a workbench area or on a dedicated tools wall.
Workshop Areas
If you use your garage for any kind of woodworking, mechanical work, or hobby that requires a dedicated surface, a proper workbench setup changes everything.
A built-in workbench with a solid hardwood or butcher-block top, drawers or cabinet storage below, and a pegboard or slat wall above is a weekend project that most homeowners think about for years before actually doing. When it's done, you wonder how you worked without it.
For serious workshop use, we often add a dedicated 20-amp circuit (or two) to the workbench area, better lighting over the work surface, and sometimes a separate sub-panel if the existing garage panel is at capacity.
Lighting
Garage lighting is almost universally inadequate. Two or four fluorescent fixtures from 1995, one of which flickers — that's the standard. LED shop lights have gotten inexpensive enough that there's no reason to tolerate poor lighting.
A well-lit two-car garage typically needs 6–8 LED shop-style fixtures evenly distributed across the ceiling, supplemented by task lighting over the workbench. The difference between bad garage lighting and good garage lighting is hard to overstate — it changes how the space feels and how easy it is to actually find and use what's in it.
Heating and Ventilation
If you want to use your garage in Minnesota from October through April, you need a heat source. The options:
Gas-fired unit heaters (Modine, Reznor) are the gold standard for a workshop or frequently used garage. They heat quickly, run efficiently on natural gas, and are designed for the temperature swings and humidity of a garage environment. They require a gas line and a vented exhaust system, so installation is a real project — but the result is a space you can work in at 0°F.
Electric radiant ceiling heaters are simpler to install (no gas line needed) and work well for smaller spaces or garages where you want supplemental rather than primary heat.
Ventilation matters if you're running power tools, doing any finishing work, or just want the space to feel less stale. A properly placed exhaust fan in the wall or ceiling, sized for the garage's cubic footage, solves this.
What Does It Cost?
Garage projects vary enormously depending on scope. A basic insulation and drywall package for a two-car garage, done right, is meaningful work — but it's also the project with the most impact per dollar if you want to actually use the space.
Adding an epoxy floor, lighting upgrade, and built-in storage to that package gives you a finished garage that looks and functions completely differently than what most homeowners have.
The honest answer on cost is that it depends on your specific garage — size, existing condition, what you want to do with the space, and what's already there in terms of electrical and framing.
